Paperwork
- RERA registration number and approved plan
- Clear land title and mutation in the seller's name
- Building plan approval from the local authority
- Bank tie-ups for home loans — a sign the project has passed legal checks
The site
- Does the area water-log during monsoon? Visit after heavy rain if you can.
- Distance to the railway station, schools and hospitals
- Road width and approach from the main road
The flat
- Carpet area of the flat, in writing
- Specifications for flooring, fittings, wiring and doors
- Payment plan linked to construction stages, not dates
