Before you pay a booking amount for any under-construction flat in Bihar, check that the project is registered with the Real Estate Regulatory Authority (RERA). It takes five minutes and protects you for years.
Why RERA registration matters
- The builder must deposit 70% of buyer payments in a separate account used only for that project.
- The approved plan cannot be changed without the consent of buyers.
- Carpet area — not "super built-up" — is the basis of the sale.
- Delays and defects have a clear complaint route.
How to check
- Ask the builder for the RERA registration number. It should be printed on the brochure and website.
- Open rera.bihar.gov.in and search registered projects by name or number.
- Compare the promoter's name, project address, number of units and completion date with what you were told.
- Download the approved plan and quarterly progress reports.
